Editorial review
Every contribution rate, every head-of-contribution mechanic, and every statutory reference on this site has been reviewed by:
- A chartered planner (MRTPI) for the planning-policy and SPD references.
- A chartered surveyor (MRICS) for the viability and residual land value mechanics.

Refresh cadence
BCIS All-in TPI rebases land quarterly; the site rebases on the first business day of each new quarter. SPDs are re-checked annually and on any LPA Local Plan refresh. The statutory layer is monitored weekly via the Planning Inspectorate decision feed and the legislation.gov.uk RSS for Town and Country Planning instruments.
Scope and limits
- The estimator covers the six standard heads of contribution. Other deed clauses (notably bespoke open-space typology splits, BNG management plans, off-site highways works) are not priced.
- Scotland, Wales and Northern Ireland obligations are out of scope; the regime here is England only.
- Strategic infrastructure (SCSI, joint-authority works, NSIP development consent orders) is out of scope and routed via the Infrastructure Levy pilots where applicable.
Why the supported-LPA tier is thin
England has 333 LPAs. Building a 333-row table requires hand-verifying each council's adopted SPD, the BCIS rebase, and the CIL charging schedule. We will not fabricate rates to chase the long-tail. The starting cohort is 10 hand-verified authorities; the next cohort is prioritised by request volume in the contact log.
